How to write a flooring estimate

Measure every room
Measure length by width for each room and closet, then add them up. Note stairs separately; they are priced per step.

Add waste to the material
Order about 10 percent extra for straight lays and 15 percent for diagonal or herringbone patterns.

Price removal and prep on their own lines
Tear-out, disposal and leveling vary a lot from job to job. Showing them separately explains the price.

List the finishing pieces
Transitions, stair nosing, baseboard or quarter round and underlayment each get a line.

Note what is excluded
Moving furniture, appliance disconnects and subfloor repairs are common exclusions. Put them in the notes.

- Square footage per room and the total
- Removal and disposal of the old floor
- Subfloor prep, leveling or moisture barrier
- Flooring product, color and quantity including waste
- Underlayment, transitions, trim and stair parts
- Deposit, start date and how long the price is valid
Pricing tips for flooring installers
Price labor by the square foot
Installers usually quote install labor per square foot by floor type, with tile and herringbone at a higher rate than click-lock plank.
Charge for stairs per step
Stairs take far longer than open floor. A per-step price keeps them from eating your margin.
Let customers supply material carefully
If the customer buys the flooring, say in writing that you are not responsible for shortages or defects in material you didn't supply.
Questions flooring installers ask
How much extra flooring should I add for waste?
About 10 percent for straight installs in simple rooms, and 15 percent or more for diagonal layouts, herringbone or rooms with many corners.
Should removal of the old floor be a separate line?
Yes. Removal and disposal costs vary with the old material, and listing them lets the customer see the price of a full install against a floor-over job.
How do I price stairs?
Most installers charge per step, including the tread, riser and nosing, rather than by square foot.
