How to write a roofing estimate

Measure in squares
One roofing square is 100 square feet. Add 10 to 15 percent for waste, more on cut-up roofs with many valleys.

Split tear-off from install
Show tear-off and disposal on their own lines so the customer sees what a second layer or extra debris would cost.

List materials by the square or roll
Shingles, underlayment, flashing, vents and nails each get a line with quantity and unit price.

Say how you handle surprises
Note your price per sheet for rotten decking found during tear-off, so there is no argument later.

Add the deposit and validity
Ask for a deposit to order materials and keep the price valid for 15 to 30 days.

Pricing tips for roofers
Price per square, then check by the hour
Most roofers quote per square installed. Cross-check it against crew hours so steep or complex roofs don't eat your margin.
Charge for steep and high roofs
Pitches above about 7/12 and second-storey work need more safety gear and time. Add a line for it rather than absorbing the cost.
Keep insurance work itemized
If the job is an insurance claim, line items that match the adjuster's scope make approval and supplements easier.

What is a roofing square?
A square is 100 square feet of roof surface. A 2,400 square foot roof is 24 squares before you add waste.
How much waste should I add to a roofing estimate?
About 10 percent for a simple gable roof and 15 percent or more for hip roofs and roofs with many valleys, dormers or skylights.
How should I handle rotten decking I can't see yet?
State a price per sheet of decking in the notes and say it will only be charged if found during tear-off. The customer agrees to it when they sign.
